How Much Does Roof Repair Cost in Brevard County? (2026 Guide)

Have you noticed a water stain on your ceiling or found a shingle in your driveway?

The first thought every homeowner has is usually, “How much is this going to cost me?”

It is the most common question we get at H&H Roofing & Repairs. While many roofers in Melbourne and Palm Bay hesitate to give numbers over the phone, we believe in transparency. While it is impossible to give an exact quote without walking your roof, we can provide realistic price ranges based on the hundreds of repairs we perform across Brevard County every year.

Here is what you can expect to pay for roof repairs in 2026.

The Short Answer: Average Roof Repair Costs

In Brevard County, most residential roof repairs fall between $350 and $1,500.

However, “roof repair” is a broad term. Fixing a single pipe boot is very different from replacing a rotted valley on a steep two-story home. Here is the breakdown by severity:

1. Minor Repairs ($350 – $750)

These are typically “maintenance” style repairs that take one technician a few hours to complete.

  • Common Issues: Resealing a pipe boot, replacing a few missing wind-blown shingles, or fixing a small nail pop.

  • What’s Included: The service call fee, minor materials (caulk, a bundle of shingles), and labor.

2. Moderate Repairs ($750 – $1,500)

This category covers leaks that have likely been active for a few months or involve more complex areas of the roof.

  • Common Issues: Leaking chimneys, valley leaks, or replacing a 10×10 section of damaged shingles.

  • Why it costs more: We usually have to remove surrounding shingles to get to the leak source, replace some underlayment, and then reinstall everything.

3. Major Repairs ($1,500 – $3,500+)

These are extensive repairs involving structural damage or difficult materials.

  • Common Issues: Large tree limb impact, extensive wood rot replacement (decking/trusses), or repairs on Tile or Metal roofs.

  • The “Code” Factor: In Florida, if the damage is severe enough, we may be required to bring that entire section up to the 2026 building code, which adds labor and material costs.

3 Factors That Influence Your Price

Why does your neighbor’s repair cost $400 while yours costs $1,200? It usually comes down to these three variables:

1. The Material (Shingle vs. Tile vs. Metal)

  • Asphalt Shingles: The most affordable and easiest to repair. We can easily slide new shingles in.

  • Metal Roofing: More expensive. If a panel is damaged, we often cannot just “patch” it; we may need to replace the entire metal sheet to ensure it remains watertight and wind-resistant.

  • Tile Roofing: The most labor-intensive. Walking on tile requires great care to avoid breaking more tiles. We often have to lift a large section of tiles just to repair the underlayment beneath, which drives up labor time.

2. Roof Pitch & Accessibility

If your home in Viera or Satellite Beach has a steep, two-story roof, our crew requires extra safety gear (harnesses, ropes) and staging time. A roof that is safe to walk on is always cheaper to fix than one that requires scaffolding.

3. The “Hidden” Cost: Rotted Wood

This is the “wildcard.” When we tear off the damaged shingles, we sometimes find that the plywood decking underneath has turned to mush from water damage. We cannot nail new shingles into rotted wood. Replacing a sheet of plywood might add $75 – $150 per sheet to the final bill, depending on lumber prices.

The “Repair vs. Replace” Financial Tipping Point

At what point is a repair throwing good money after bad?

We generally advise our clients using the “50% Rule”: If the cost of the repair is 50% or more of what a new roof would cost (or the roof is over 15-20 years old), it is often smarter to invest in a replacement.

Also, be aware of Florida’s “25% Rule.” If more than 25% of your roof section is damaged by a storm, Florida Building Code may require you to replace the entire section rather than repair it. Read our full guide on the 25% Rule here.
